On Wednesday, December 8, 2021 at 6PM this project at 269 Broadway will go before the Design Review Commission (DRC) for Historic Review of a new 6-story mixed-use building with on-site, underground parking within the Transect-6 Urban Core district.

The Foundation is pleased that there is a plan to redevelop the vacant parcel. The Foundation strongly objects to the height, scale, and mass of the structure because it is not in keeping with the neighboring structures – CLICK HERE to review the Foundation’s full comments. While the proposed project may relate to Park Place Condominiums, there are extreme differences in height, scale, and mass of the buildings located on the same side of the street – including the Local Landmark Drink Hall as well as the Saratoga Central Catholic High School – as the proposed building.

The Foundation appreciates that the primary entrance on Broadway was changed to be at street level. However, the retail/restaurant spaces still remain below grade. The Foundation remains concerned that there is a lack of engagement at the street level because the entrance appears to lead to a long hallway and the interior spaces are below grade. Furthermore, the Foundation objects to the proposed signage on the south side of the building since that is no longer the primary entrance of the building.
The project site is located in a Local Historic District, which includes the Broadway Historic District listed on the National Register of Historic Places. It is also located within 100 yards of the Congress Park, Canfield Casino, and Congress Park Historic District, a designated National Historic Landmark – the highest honor of designation; the Drink Hall, which is individually listed on the National Register of Historic Places and is a designated Local Landmark; and the Church of Saint Peter, originally built in 1853 and remodeled several times. It is also immediately adjacent to the Saratoga Central Catholic High School, built in 1953, which may be eligible for listing on the National Register of Historic Places.
