Revive 65 Phila

For more than 20 years the Foundation advocated for it and its neighbor at 69 Phila Street to be preserved.  On March 24, 2021 the Design Review Commission unanimously opposed the demolition of 65 Phila Street.

This win not only preserves our historic architecture and history, but will improve the neighborhood by removing blight; increase property tax revenue that provides support for police, fire, schools, and infrastructure improvements; create jobs; and, most importantly, demonstrate the importance of preservation to our community.

The Saratoga Springs Preservation Foundation will Revive 65 with environmental remediation, completing necessary structural repairs, and installing a new roof. In addition, the rehabilitation will include repairing and painting the clapboard as well as restoring windows and the front porch. Once the building is stabilized and the exterior is restored the Foundation will sell it to someone who will complete the interior and be a good steward for years to come. Any proceeds from the sale will enable us to take on other special projects that benefit our community.

Due to the high demand of contractors, the rehabilitation project at 65 Phila Street, did not move forward as initially hoped. Summer 2022, ERSI completed the large task of interior demolition of the main structure. Fall 2022, preliminary work was done to restore utilities. Winter 2022, bids from contractors were secured and awarded for major aspects of the project. An early start to spring meant that work was able to begin sooner than anticipated.

In May 2024, the Foundation finished the exterior rehabilitation of the property and listed it for sale with Julie & Co Realty, LLC for $629,000. CLICK HERE to view the listing.

The 1851 Alexander A. Patterson House at 65 Phila Street officially hit the market! The listing is with Sheila Sperling at Julie & Co. Realty.

The property was also featured in the 2024 Historic Homes Tour’s virtual tour – CLICK HERE to view.

The exterior restoration included: installing new standing seam metal roofs for the main structure and front porch as well as a new rubber membrane roof for the east extension; restoring the cornices, decorative brackets, and historic windows; scraping, priming, and painting the exterior in historically appropriate paint colors; rebuilding much of the structure of the front porch; installing a new beadboard stained ceiling and mahogany decking; restoring the original porch columns and turned wood balustrades that had been removed; restoring the beautiful chestnut front door; and completing an extensive clean up and sitework. The Foundation also replaced the deteriorated temporary panels at the rear of the house in anticipation of a future owner wanting to construct an addition.

Saratoga Joinery, a community woodworking shop with a mission to make woodworking accessible to all, built and installed the lattice as their first community project.

December 2023
Chris Bennett and Alex Kammler of Kammler Painting & Preservation reinstalled the original restored porch columns and balustrades at 65 Phila Street. Work continued through the winter on the exterior as weather permitted.

October 2023
Matthew Veitch and Tara Gaston, Saratoga County Supervisors representing the City of Saratoga Springs, awarded the Foundation a $30,000 grant towards the rehabilitation of 65 Phila Street.

The Carruth Foundation pledged $35,000 to match all gifts received to the Revive 65 campaign.

Charbonneau Roofing completed the installation of the east extension roof. The curved decorative moulding on the porch, donated by Zanetti Architectural Millwork, was installed. All of the decorative cornice brackets, of which 15 were replicated and donated by Joe Moore, have been installed and painted by Kammler Painting & Preservation.

July 2023
The concrete slab was poured in the east extension. Thank you to everyone involved – D.A. Collins Family of Companies, Pallette Stone Corp, and Munter Enterprises!

Distinctive Cabinetry in Cohoes restored the historic windows as well as the original porch balustrades and columns. Volunteers assisted with the painting of the important historic, character-defining features.

May 2023
Featured as the Rehabilitation-in-Progress during the 2023 Historic Homes Tour. Guests who attended the tour in-person were able to vote on their favorite color scheme to paint the exterior of the home.

April 2023
Mountain View Materials completed work on the significantly deteriorated east extension, including temporary stabilization of the roof and interior demolition. Kammler Painting & Preservation completed an assessment of the condition of the clapboard, cornice, and trim details and started preliminary work for painting. C&C Unlimited, a certified abatement contractor, abated and removed the asbestos contaminated boiler in the basement and roof materials, certified air monitor, Apex Environmental Consulting, was on site.

July 2022
The Saratoga Springs Preservation Foundation announced the generous $25,000 contribution from the Higgins Family Foundation.

June 2022
The Saratoga Springs Preservation Foundation announced the $35,000 grant from The 1772 Foundation to establish a historic property redevelopment program. The 1772 Foundation, based in Connecticut, works to ensure the safe passage of our historic buildings and farmland for future generations.  It is named in honor of its first restoration project, Liberty Hall in New Jersey, which was built in 1772.  The 1772 Foundation plays a leading role in promoting HPRPs, also known as revolving funds, nationwide.

On Thursday, June 16, 2022, ERSI, based out of Syracuse, began the interior demolition, including removal of all plaster and lathe, and will begin environmental abatement shortly after. Prior to demolition, Bonacio Construction carefully removed all of the historic window sashes that will be stored until they can be restored.

The building permit to perform initial work was approved by the City of Saratoga Springs.

March 2022
The City of Saratoga Springs Design Review Commission approved the Foundation’s historic review application.

February 2022
The Saratoga Springs Preservation Foundation announced the generous $50,000 contribution from The Carruth Foundation, a Texas-based organization, to help underwrite the rehabilitation of 65 Phila Street, the long-neglected Alexander A. Patterson House. The Carruths, who live in Texas, started coming to Saratoga Springs because of the Saratoga Race Course. They purchased a historic residence in the city because they fell in love with its history and architecture.

On February 16, Executive Director Samantha Bosshart and project architect Matt Hurff presented their application for the extensive exterior restoration, which includes restoring the clapboard siding, windows, doors, roof, decorative details, and the porch, using the original columns and balustrades that were found inside the house, to the Design Review Commission (DRC). The DRC granted unanimous approval for the proposed work.

January 2022
The Revive 65 Committee completed an evaluation of the existing conditions of the building, including an environmental assessment and a window survey.

August 2021
Executive Director Samantha Bosshart met with Matt Hurff of Frost Hurff Architects and Peter Goutos of CASmith, LLC. to walk through the building and discuss a rehabilitation plan.

June 2021
The “Revive 65” Committee was created and scope of work was prioritized and discussed. Members of the Revive 65 Committee include: Steve Dodds, an architect with Phinney Design Group; Adam Favro, President of the Foundation who is undertaking a rehabilitation of his historic residence; Peter Goutos, president of environmental remediation company CASmith; James Gold, retired Director of Historic Sites for New York State; Matt Hurff, architect and owner of Frost Hurff Architects; Vincent LaTerra, Project Manager at Bonacio Construction; and Samantha Bosshart.

The Foundation purchased 65 Phila Street and held a press conference announcing the exciting rehabilitation project to the public. The Foundation was also contacted by the new owners of 69 Phila Street who were excited to preserve their building.
